The Small Print
Once you have decided to take a room, there are some procedures that need to happen before you can move in:
- You don’t need to pay an admin fee
- You don’t need to pay a deposit
- You do need to pay a £100 holding fee. This is just to hold the room for you whilst we carry out all our initial paperwork. This is refundable off the first month’s rent.
- You need to fill in an application form so that we can take up landlord and employment references and carry out a credit reference check which we do through an external credit reference company

We need to see your:
- last three bank statements
- passport, driving licence or birth certificate
- last three payslips or if you’re starting a new job
- your letter of employment stating your salary
Once we have all the information back and we have fixed a date for you to move in, there are some more things that you need to do:
- Sign your tenancy agreement – we are flexible on the length of the contract. Most landlords will only accept a minimum agreement of six months – we are happy to negotiate on whatever suits your circumstances.
- Pay your rent from the date that you move in, pro rata until the last day of the month, minus the £100 holding fee.
- Set up a standing order to pay the full monthly amount into our bank account on the first day of every month
- Collect and sign for your keys
- Move in!
